We have 50 years of real estate experience between us in investment, wholesaling, fix-n-flip, rentals, new construction, and land development. We mastered the process of transaction coordination a long time ago.

We have used it in our various real estate businesses. Between 2010 and 2017 we ran a rental property portfolio called TFL Homes where we constantly acquired properties from owners and banks. For this operation we organized a transaction coordination process that we managed internally.

Now years later we decided to open a separate transaction coordination business to offer our services to real estate investors.

After you sign the agreement with us:

  • Send an introductory email to all parties to make sure everyone knows we are a member of your team working on your behalf.
  • Create and send out detailed transaction timeline and explanation of our transaction coordination tasks.
  • Collect all of the names and contact information for all parties in the deal.
  • Collect and review all of the contract documents for compliance and to ensure they are all fully executed with signatures, initials and proper dates including riders and disclosures.
  • Ensure that earnest money deposit is made and obtain escrow letter.
  • Confirm inspections are scheduled within the time frame of the contracts.
  • Maintain regular contact with all parties involved including status updates for outstanding items.
  • Send a weekly update report via email.
  • Checklist that all addenda, forms, and disclosures are included and signed.
  • Send all executed documents to all parties including agents, title companies, lenders, and closing attorneys.
  • Ensure appointments are scheduled for inspection, appraisal, final walk-though, and closing.
  • Send reminders of upcoming deadlines regarding contingencies.
  • Confirm appraisals have been ordered.
  • Confirm lender requirements.
  • Monitor underwriting progress from lender if applicable.
  • Verify closing disclosure is sent to buyer.
  • Ensure title commitment, lien research, estoppel, and survey ordered.
  • Deliver reports to clients as applicable
  • Order home warranty if applicable
  • Obtain settlement statement and distribute.
  • Send closing instructions to all parties.
  • Obtain all HOA information if applicable and obtain HOA approvals as needed.
  • Maintain contact with all agents, title company, HOA, closing attorney, lenders and all other parties involved.
  • Coordinate outgoing wires from escrow.
  • Ensure wire instructions are communicated and received as needed.
  • Check closing schedule and monitor it for changes.
  • Provide utilitiy info to buyer.
  • Confirm final walk through arrangements.
  • Ensure all parties have access to all documents.
